How accurate is Zillow assessment? ›

According to Zillow's website, Zestimate's nationwide median error rate for active listings is 2.4%. 3 For off-market homes, it's now 7.9%. 4 Zestimates are only as accurate as the data behind them.

Many times a listing receives so many contacts from potential renters that they struggle to reply to all of the interest. Listings are provided to Zillow by agents, property managers, landlords and homeowners. Zillow is not involved in the communication or transactional process between listing owners and home shoppers.

In a hot, seller-friendly market, Zillow Zestimates are likelier to be lower than appraisal values. Demand drives rapid home price growth that outpaces Zestimates. In cooling markets where demand slows, Zestimates tend to overshoot appraisals since they rely heavily on past sales that reflect formerly hotter markets.

The nationwide median error rate for the Zestimate for on-market homes is 2.4%, while the Zestimate for off-market homes has a median error rate of 7.49%. The Zestimate's accuracy depends on the availability of data in a home's area.

After the completion of the home appraisal, it takes from 2 – 3 weeks, in general, until the actual closing day to close on a house. Since each real estate transaction has many variables, sometimes it can extend up to 45 days after appraisal.

Zillow relies on data about the property, location, and other factors. These estimates aren't perfect, and Zillow explains on their site that the median error rate is 3.2% for on-market homes and 7.52% for off-market homes.

On its website, Redfin says Redfin Estimate is highly accurate among leading automated home-value tools, with a median error rate of 2.08%.
